Sample report and site analysis

See the report and location assessment before you trust it with a real site.

Locus reports are built for people making commercial decisions, not GIS specialists. The workflow gives you both a shareable report and a live location assessment with the local evidence already organised.

How it works

From market scan to operating advantage.

Locus turns location research into a repeatable workflow: find the gap, test the competitive landscape, validate the market, then keep watching after launch.

01

Identify market gaps

Start from the map to see where demand is clustering, where supply is thin, and which catchments deserve a closer look before you spend time on site visits.

02

Analyse the competition

Open the local competitor layer to compare nearby businesses, density, ratings, review volume, and the operators already competing for the same demand.

03

Read the market

Validate the area with demographics, foot traffic, search demand, transport access, and local context so the recommendation is supported by evidence.

Frequently asked questions

Clear answers about reports, data coverage and product limits.

What is Locus?

Locus helps entrepreneurs, operators and property professionals judge business locations. It brings demographics, nearby competition, access, demand indicators and available commercial premises into one map so a site can be investigated before more time or money is committed.

What can I do for free?

Anyone can select a location and view the available demographic preview. After creating a free account, you can run one limited site analysis per month using a broad business category, download the Locus PDF report and create a private read-only share link. Ask Locus, niche analysis, AI scoring, sentiment, commercial property search, saving, projects and comparisons require an eligible paid plan.

What is the difference between a preview and a research run?

A preview is the quick first look at a catchment and its available demographics. A research run fetches fresher nearby-business evidence and unlocks the deeper sections included in your plan. A run is counted only after you choose a location and business category and confirm the analysis.

Why does the Free report use a broad business category?

The Free report benchmarks the broad category, such as cafe, dentist or gym. Paid research can refine that intent to a niche such as bubble tea, orthodontics or a specialist fitness format, then filter and assess competitors against the more specific concept.

What does Ask Locus do?

Ask Locus is the map assistant. It can understand a place and business brief, navigate the map, change catchment settings, inspect available evidence, find commercial premises and help move suitable options into comparisons, shortlists or projects. It asks before using a metered research or property-search allowance.

How current are the commercial property listings?

Commercial listings are fetched from the selected inventory provider when you run a property search. Locus shows the source listing and available price, size, tenure and feature information, but availability can change between refreshes. The listing agent remains the authority for current terms and availability.

Which countries have demographic coverage?

The United Kingdom and United States have the deepest demographic coverage, including local income and household signals where available. Other markets can use global population and age estimates through WorldPop and supported regional sources. Fields that cannot be supported are hidden or clearly marked unavailable rather than inferred from the map viewport.

How should I use a Locus recommendation?

Treat Locus as decision support, not a valuation, planning opinion or guarantee of business performance. Reports explain the evidence used, distinguish measured data from estimates and flag what still needs local verification, such as lease terms, frontage, planning use, unit condition and current availability.

When do monthly allowances reset?

Monthly allowances reset on your account billing cycle. Free accounts receive one limited site analysis each cycle. Paid plans include higher research limits and may include separate allowances for agent or property-search workflows; the interface shows the remaining allowance before a metered action runs.
